Best Investment Returns for Philadelphia Remodelers

The 2014 Remodeling Cost vs. Value Report by Hanley Wood Media gives a breakdown of over 30 categories of home improvements comparing national, regional, and local ROI.  ROI refers to how much you improve your house value relative to the amount of money you spend on fixing it up.  For example, if you spend $1,000 on a new garage door, and the ROI is 57% for that upgrade (which is true for the Philly area), you have added $570 value to your home.

What are the best types of home remodeling projects for local Philadelphians to undertake?  Well, of course, that depends on your needs, but if you consider return on investment (ROI), there definitely some winning candidates.  Below are mid-range projects that show the best ROI in the Philadelphia area:

  • Adding an attic bedroom at a cost of $58,471, you will recoup $42,324 or 72.4%.
  • Window replacement (wood) returns 66.5% of the cost of installation.  If this project costs you $12,000, it retains approximately $8,000 in value.
  • Replacing a steel front door will cost approximately $1,297.  It will add about $850 in value to your home with a 65.7% ROI.
  • A major kitchen renovation which costs you $61,746, will return 64.3% value or $39,700.
  • A bathroom remodel costing $19,000 will retain 64.1% of the investment for a worth of $12,184.

If ROI is important to you, here are a few types of renovations that retain the least value of their costs, specific to Philadelphia and surrounding counties:

  • A garage addition costing $56,700 will hold a value of 53.1% or $30,100.
  • Replacing a fibreglass entry door at a cost of $3,000 retains a value of $1,350 giving approximately 46.3% ROI.
  • Sunrooms return only 43.9%
  • Home office remodels return approximately 41.6% of their cost in value.

We don’t suggest that ROI is the only thing to consider when deciding on a home project.  If you need a kitchen renovation, you need a kitchen renovation!  But if you can or must choose between projects, cost vs. value is something to keep in mind.  After allowing Ideal Tool & Equipment Service to handle your Bosch power tool repair, you’ll be ready to consider your options.

The publishers of the Cost vs. Value report also do not indicate whether their figures include  contractor costs, and they do not mention Do-It-Yourself (DIY).  It seems more than likely, therefore, that their figures include the expense of hiring a contractor. You may be able to do the same job yourself and save money.
